Deck Replacement in Lancaster, Ohio
From Rotted Deck Boards to a Brand-New 34′ x 24′ Deck
What started as a call about a few bad deck boards turned into a full tear-out and rebuild once we opened it up and found rot running through the joists underneath.
A Simple Repair That Turned Into a Full Replacement
The homeowner called us about replacing a few damaged deck boards. Once we inspected the deck and opened it up, it was clear the problem went a lot deeper than the surface. The joists had significant rot, and swapping out a handful of boards wasn’t going to be a real long-term fix.
So we tore out the existing structure and built the homeowner a completely new 34′ x 24′ deck.
Rotted Deck Boards & Joists
The original request was straightforward: replace a few boards that had worn out over time. But once the decking was inspected, the condition of the framing underneath showed itself. Several areas of the framing and joists were badly rotted.
New boards on top of that would have just been covering up compromised framing. Instead, the job became a complete deck replacement, built from the framing up.
Complete Deck Removal & Replacement
First step was taking the old deck out. The old decking and rotted framing came off to expose what was underneath, and once the area was fully cleared we prepped it for the new build.
The new deck measures roughly 34 feet by 24 feet: a big, usable outdoor living space with new framing, new joists, and new decking from the ground up.

Look Beyond the Damaged Boards
This job is a good example of why homeowners should look past the deck boards when they’re thinking about repairs. Rot can spread into the joists, beams, ledger board, and the rest of the framing. What looks like a small deck repair can turn up structural issues that call for a full replacement.
Dealing with soft, cracked, or rotting deck boards? Have the framing underneath inspected before you decide between a repair and a full deck replacement.

Deck Replacement FAQs
Soft or spongy deck boards, visible rot, cracked framing, deteriorated joists, loose connections, or movement in the structure can all mean more than the decking needs attention. An inspection will tell you whether repairs are practical or whether a complete deck replacement makes more sense.
Yes, if the framing underneath is structurally sound. But if the joists or framing are rotted, replacing only the decking doesn’t fix the actual problem.
This project was a rebuild of a deck roughly 34 feet by 24 feet, a big new outdoor living area for the homeowner.
Both. Deck projects range from individual board replacement and deck repairs to complete deck rebuilds and new deck construction. The right fix depends on the condition of the existing structure.
